Paying for a new roof

October 2026

A roof can be paid for from savings, from borrowing against the house or from a personal loan. Longstanding Roofing makes no financing offer here and quotes no rate.

Cash, savings and phased budgeting

Paying from savings means nothing is owed afterward. A roof is four layers, and a scope that separates them lets some owners plan the work in stages where the roof allows it.

Phasing only suits a roof whose layers fail on different schedules. A written scope by layer shows whether yours does.

Home equity and personal loans

Borrowing against the house and taking a personal loan are two general routes. The first uses the home as security, and a personal loan may not.

Either way, the loan is a contract between you and a lender, separate from the roofing contract. Compare the total repaid, not the monthly figure alone.

PACE financing and its lien

PACE financing is repaid through the property tax bill and places a lien on the property. Ask the PACE program and your mortgage lender how that lien affects the home before you sign.

The deposit cap and the cancel window

Two California rules apply to a home improvement contract. Under California law, the down payment on a home improvement contract may not exceed 1,000 dollars or 10 percent of the contract price, whichever is less.

The second rule is the cancel window. A homeowner may cancel a home improvement contract within 3 business days, or 5 for owners aged 65 and up, and a refund follows within 10 days.

Insurance and roof age

Insurance is context for the budget and not a way to pay. Insurance Business America (26 May 2026) reported that some carriers decline or limit coverage on older roofs.

Carriers also step back for other reasons. United Policyholders (21 Mar 2024) reported State Farm General's plan to non-renew roughly 30,000 policies in California from July 2024. The reason given was financial, not roof age.

Questions to put to any lender

Ask what the total repaid will be over the full term. Ask what happens if you sell the house or repay early, and whether the loan is secured on the property.

Ask for everything in writing before you sign, and read it against your roofing scope. A figure that does not match the scope is worth a second look.

Start with the scope

A written scope by layer gives you a figure to plan around. Request an assessment to get one.
