A roof inspection here is a walk of the roof, read layer by layer. It ends in a written scope that says what to repair, what to replace and what to leave alone. The scope also names the permit and code items your address brings.

What the assessment covers

  • The covering: its condition, its type and any cracked, slipped or worn pieces.
  • The underlayment beneath it, as far as the visit can see.
  • Flashing at walls, chimneys, valleys and roof penetrations.
  • The deck, judged from signs such as stains, sagging and soft spots.
  • The permit path for your address, including whether it is an express permit.
  • The cool roof and fire zone items that apply to the work.

What a roof inspection tells you

A roof is four layers, and a failure in one often shows up in another. The assessment follows the water: where it enters, which layer let it, and what that layer's neighbors look like.

The result is a list by layer, with a note on what each has left. Set it beside your repair history and the pattern shows.

Permit, cool roof and fire items

Three things change with the address. Los Angeles issues re-roofs as express permits without plan check, and LADBS (2026) asks for a CRRC-labeled cool roof product once replacement passes half the roof area. The state rule draws its line at 50 percent as well (California Energy Commission, 2022 Standards).

Fire class is the third. Class A covering is required in a Very High Fire Hazard Severity Zone, per LADBS (2026), and the rest of the city allows A, B or C. For a roof outside Los Angeles, check with the city's building department.

After the visit

The scope names each layer, what to do with it and which permit applies. It is written down.

If the roof only needs a repair, the scope says so. A short scope is a fine result.

Visit details

How is it different from a home-sale inspection or a roof report written for a sale?

Papers written for a sale, a lender or an insurer give a verdict on the roof. This assessment plans work instead, listing each layer and what to do with it.

What is included in a roof inspection?

Covering, underlayment where visible, flashing, deck warning signs, then the permit path and the fire and cool roof items that your address brings.

What do I get after the assessment?

A written scope by layer. It says what to repair, what to replace and which permit applies.

Does it cover the cool roof and fire zone items?

Yes. In the City of Los Angeles that means the CRRC-labeled cool roof rule past 50 percent of the roof and the fire class for the address (LADBS, 2026). Elsewhere, we point to the city's building department.
